Our workflow brings your design dreams into alignment with budget realities while offering a bespoke experience rooted in creativity and expertise. Below, we break the architectural journey into four manageable phases.
1. SCHEMATIC DESIGN
Turn dreams into sketches.
This phase is about discovery. We begin by learning how you live—and how you want to live. For renovations, we analyze your existing space and discuss improvements that align with your vision. For new construction, we explore the scale of your future home and how it can sit gracefully on your land.
• We come up with a list of desired spaces and their functions.
• We describe your style by sharing photos of spaces you love and spaces we think work with your ideas.
• We discuss your budget and we may reach out to a contractor for initial pricing feedback.
We document existing conditions and present multiple conceptual plans—complete with 3D models and perspective sketches—and through an iterative, collaborative process, we refine the design until the plan feels just right to you.

2. DESIGN DEVELOPMENT
Hone in on materials and details.
Once we’ve aligned on a plan, we begin detailing the design. We reach out to our collaborating engineers to coordinate their work on the project. We’ll share our team’s expertise with you in conversations about: materials, fixtures, lighting, appliances and HVAC systems.
We produce mood boards, draw interior elevations, continue work on the 3d model, and develop sections and details. Depending on your preference, we can either curate finish selections for you or guide your independent choices.
You’ll leave this phase with a clear visual and technical understanding of your home—and the confidence that it’s fully yours in style and function.
3. CONSTRUCTION DRAWINGS
Get permit-ready, build with confidence.
This is where vision meets precision. We develop code-compliant drawings for permit approval and construction. These are the documents your contractor will use to bid accurately, obtain necessary permits, and build what we designed.
Depending on your needs, this phase can range from a streamlined permit set of drawings to a richly detailed contract set that minimizes surprises during construction and gives you better control over final costs and outcomes.

4. BID & BUILD
Hire the right builder, bring it to life.
Once documents are ready, we assist in selecting your builder—by providing referrals and helping you solicit bids. We evaluate proposals, clarify discrepancies, and support your decision-making.
If retained during construction, Jibe Design continues to serve as your advocate. We make site visits, answer contractor questions, review submittals, and advise on design decisions such as final finishes and paint colors. This affords you peace of mind by having an onsite advocate in your corner.
In this phase we:
• Review bids for fairness and completeness
• Stay involved during construction to protect design integrity
• Assist with punch lists and final contractor payments
